Noida

Noida is the largest industrial town in Asia and has emerged as a real hot real estate marketplace in the last few years. The easy availability of large and affordable commercial spaces has made Noida a key MNC nucleus centre with a number of industries, IT and BPO companies, and commercial shopping centres. Professionals from all over the country are drifting to Noida and looking to buy or rent homes near their workplace. All this has related to a steep rise in demand in the Noida real estate marketplace for luxury as well as affordable residential and commercial spaces.


Noida has been put on the fast track for the Delhi Metro. The Metro, which was earlier slated to enter Noida in 2011, opened officially on 12 November 2009, 10 months before the Commonwealth Games. Through Delhi Metro, Noida is now connected to Connaught Place, New Delhi, via Barakhambha Road, IP Estate and Akshardham Complex. The Metro connects NOIDA to Vaishali, through the Yamuna Bank interchange station. A part of this link opened on 11 November 2006. Metro will be further expanded in the city and will go to Greater Noida. Recently, two new extension of Noida Metro has been approved up to 'Sector 62, Noida' from 'Noida City Center' and up to Jasola in New Delhi from 'Botanical Garden, Noida'.


Noida features three main expressways. One is the DND Flyway, which connects Noida and Delhi, runs across the river Yamuna, and receives heavy patronage from office-goers in the city. The second is the Noida-Greater Noida Expressway and the third is the Yamuna Expressway which connects Noida to Agra via Mathura. The area adjacent to the NGN Expressway has seen heavy residential development in recent years.


Noida is not connected by railways directly, but there are railway stations nearby reachable by road, including Ghaziabad and Anand Vihar. However, New Delhi Railway Station and Old Delhi Railway station are the main railway stations ones used most often by commuters to reach Noida. The nearest airport is the Indira Gandhi International Airport in Delhi. Noida administration is planning to construct a helipad in Sector 128 from the airport to Noida and from Noida to Agra.

UPSRTC, DTC and private buses ply through various routes in the city. Taxi, autorickshaws and cycle rickshaws are available for short-distance transport.

Noida Extension

Noida Extension is the unofficial name given to areas adjoining Noida. As of late 2012, plans are being formed to rename it to Greater Noida (West).


This area was primarily envisioned to provide planned housing for about a million middle and upper middle class citizen in the NCR region. It is planned to have excellent connectivity to the other parts of the region using Metro, road and rail. Systematic infrastructure developments and vision to create residential and commercial spaces in the same region fueled its realty and commercial growth. Planned IT parks and industries in this area along with innumerable housing projects are important avenues for providing employment in this region. This area, however, is touched by land acquisition issues.


Approval to the development master plan by NCR planning board has paved way for rapid infrastructure, social and cultural development in this area. GNIDA declared its plans to extend the Noida City Centre line to Noida Extension with DMRC and further till BODAKI in PPP model to fuel the growth prospects in this area.


Noida Extension has re-established itself as an excellently connected, planned yet affordable housing destination for urban dwellers in NCR region.


Noida Extension situated close to Noida. Connected via metro this place has become a hub for residential and commercial activities. Being a rapidly growing location it is all set to give a tough fight to Noida in terms of upcoming residential projects primarily due the prices.


Trusted brand names in real estate like Mahagun India Pvt. Ltd., Amrapali Group, Gulshan Homz, Rudra Group, Paramount Group, Gaursons, Ajnara Group, Stellar Group have their projects running at this place. A 100 m wide commercial belt is planned on one side of the road as per the Master Plan 2021.

 

Bhiwadi, Rajashthan

Bhiwadi is only a few kilometres away from Manesar, an emerging industrial and real estate hub adjoining Gurgaon, which has brought the attention of investors and buyers on this bustling township.


Bhiwadi is modernizing fast and has all the lifestyle facilities of a city. The town is spread over nearly 5,300 acres, and houses around 2,700 big, medium and small scale industries. They include industries like steel, furnace, electronics, engineering, textiles, pharmaceuticals, printing, cables, rolling mills, food processing, herbal care units, etc.

 

Bhiwadi is a typical Tier II city and gives value for money to the investors and the buyers alike. Newly-constructed apartments here are generating a lot of buzz, as they offer multiple options to the middle class people. 


"We are pretty sure that Bhiwadi has a lot of scope to develop its real estate sector for another three-five years, owing to improved connectivity with Gurgaon. Bhiwadi and Dharuhera have emerged as a credible alternative to Gurgaon, as their social and physical infrastructure and civil amenities are in place," Alimuddin Rafi Ahmed, director of ILD group, says. Experts say that Bhiwadi is the 'new focus suburb' of Delhi, as the town is at an easy driving distance from the Sohna-Gurgaon cluster. The high prices in Gurgaon have made this location attractive for middleclass investors.

 

Noida Expressway

Professionals are seeking out Noida Expressway as a good destination for investment purpose, as the area is yielding good returns, according to experts.


Some of the big projects by leading developers on this stretch include Unitech Grande, JP Wish Town, Amrapali's Heartbeat City and Hanging Garden, ATS Pristine, Supertech's Supernova, Paramount Floraville, Ajnara Daffodil, Prateek Edifice, Logix Blossom Greens, and Gulshan Ikebana.


Gursimer Singh Bindra, the director of Key Real Estate services, says: "The annual appreciation in property prices here is around 30%; this is a handsome return on investment by any yardstick and this is raising a huge demand for property on the Noida Expressway."


The Noida authority has a plan to build a 3.9km Metro line between Kalindi Kunj and the Botanical Garden crossing through Noida Expressway . An additional 6.6km line is planned from Sector 32 to Sector 62. The authorities are also making arrangements to provide Ganga water to the residents of this area. Plans for infrastructure development here include a road network of over 20km, a 126MW captive power generator, and sewage treatment plants with a total capacity of 30,000 kilolitres per day.


According to the new master plan, 70% of the total area along the Noida and Yamuna Expressways will be kept for green spaces.


Developing sectors like Sectors 94, 95, 96, 97, 100, 101, 110, 107, 137, 142, 143, 150, 151, and 168 along the expressway offer great scope for strong and sustained growth for all segments of the real estate.


Developers, realtors and property professionals are all upbeat about the prospects of this emerging hot location.

Greater Noida

Situated around 40km from the south-eastern part of New Delhi, Greater Noida is emerging as an industrial region and an educational hub.It has good infrastructure and is home to several big companies. It is connected to Noida by a six-lane highway operational since 2002. You can drive from Noida to Greater Noida in 15-20 minutes.


The Yamuna Expressway, which has also become a property hotspot, connects it with Agra via Mathura. A metro link will connect it with Noida, Ghaziabad and New Delhi.


Greater Noida is an attractive location for mid- and high-end residential segments. "Though there was not much activity in last 15-17 months due to land acquisition and master plan issues, things are expected to pick up. The area may witness a year-on-year price increase of 20-25 per cent," says Wahal.


Greater Noida is one of the hottest real estate destinations in North India today. Located a mere 18 kms from Noida and an equal distance from Delhi, Greater Noida is a prime example of an integrated satellite city in its own right. Enhanced infrastructural facilities like wide roads, underground cabling, an excellent drainage system and vast tracts of landscaped pollution-free green belts have transformed Greater Noida into a world class city.


In fact, it is one of the few cities in the country that does not permit the setting up of pollution-emitting industries. Also fast emerging as one of the prime education and knowledge centers in Northern India, Greater Noida is also home to global multinationals and some of India’s leading engineering, IT and ITES companies. 



Neemrana, Rajasthan

Neemrana is an ancient historical town in Alwar district of Rajasthan, India, situated at 122 km from Delhi on the Delhi-Jaipur highway in Behror tehsil. It is situated in between Behror and shahajahanpur. Neemrana comes under the Delhi NCR region and it is an industrial hub. This area is also known as Raath region, It is the site of 14th century hill-fort occupied by Chauhans till 1947. The erstwhile ruling family is considered to be the direct lineage of Prithviraj Chauhan.


Some distance from Neemrana is another fort, Kesroli in Alwar district that is one of the oldest heritage sites. Historians trace it to the Matsya Janapada of the Mahabharata times. In Kesroli one gets to see the oldest remains of Buddhist Vihara at Viratnagar where the Pandavas spent the last year of their exile incognito; Pandupole, with the only reclining statue of Hanuman; the samadhi of the ruler saint Bhartrihari and Talavriksha with ancient water reservoirs.


The fort sited atop the rare, dark Hornstone Breccia rocks, commands splendid agrarian views from its ramparts, which rise to 50–65 meters. The origins of the Fort Kesroli can be traced back over six centuries. It is reputed to have been built by the Chauhans, descendants of Lord Krishna. It subsequently changed hands, being conquered by the Mughals and the Yadavs before reverting to the Rajputs in 1775 when the princely state of Alwar was founded.

 

Gurgaon

When it comes to buying property in India, Gurgaon has always been favourite city among the investors. If we see that trend NRI usually prefer Gurgaon to make investment in India reasonably because the high returns and secure investment environment provided by this IT hub. Also the fact that biggest builders in India DLF, TATA, Unitech, IREO, M3M, Rahejas, Emaar etc possess huge land-banks in Gurgaon and regularly launch new project here.


In Gurgaon, the Golf Course Extension Road, Southern Peripheral Road and Dwarka Expressway are rightfully touted to be the future of Gurgaon. These places comprise of the best planned development as they come under the 2025 Master Plan Gurgaon. The new master plan offers superior infrastructure developments with wider roads, metro connectivity, parks and other amenities coupled with a good combination of commercial and residential mix of projects. It should also be noted that the projects along the Dwarka Expressway in Gurgaon are new projects that bank on close proximity to Delhi after the NPR becomes operational.


Most of the existing projects in Gurgaon as well as the upcoming projects in these belts are luxurious projects from builders like IREO, DLF, Unitech, Emaar, M3M India, and Tata Housing. With a huge buyers’ potential that makes this area high in demand by the investors will directly impact the prices in the near future and in turn boosting the real estate Gurgaon.


The Golf Course Extension, Southern Peripheral road is well connected with the Golf Course Road as well as NH-8, and Mehrauli Road. While the Golf Course road is minutes away from Mehrauli Road, this is also what makes it one of the best locations to buy property in Gurgaon.


Besides, the Faridabad Road link is however, under development but once completed it will directly connect Golf Course Extension road and Southern Peripheral Road in Gurgaon to Nelson Mandela Marg in Vasant Kunj (which in turn connects areas like Chattarpur in South Delhi). 

Dwarka Expressway

Northern Peripheral Road or commonly known as Dwarka Expressway is being developed under the public private partnership (PPP) model. This stretch will connect Dwarka with National Highway 8 at Kherki Dhaula and will pass Pataudi Road. The NPR stretch has been planned as an alternate link road between Delhi and Gurgaon, and is expected to ease the traffic situation on the Delhi-Gurgaon Expressway. The road was to have provided connectivity to the much-touted Reliance-HSIIDC SEZ besides the Garhi Harsaru dry depot, but the Reliance SEZ has now been cancelled in the latest Masterplan 2031 of Gurgaon and the land allocated for residential, commercial & institutional projects.


Many renowned developers such as BPTP, Puri Constructions, Raheja Developers, Mahindra Lifespaces, Sobha, Indiabulls, M3M, Emaar MGF, CHD Developers to name a few, have launched projects and commenced construction in this location.


The under construction 18 km long Expressway will connect Dwarka (Delhi) and Delhi-Gurgaon Expressway (NH-8) and will help decongest NH-8, particularly near Delhi-Gurgaon border toll plaza, which has witnessed unprecedented traffic growth. It will connect western parts of Delhi to Gurgaon and will also drastically reduce travel time from Delhi to Gurgaon and is also expected to have a metro line, which would run parallel to it. Also, the expressway will pass through Palam Vihar and the planned Special Economic Zones, thereby enhancing the connectivity of the residential and commercial projects to other prominent nodes of the National Capital Region. 


The close proximity to IGI Airport, Delhi Aerocity and the upcoming Diplomatic Enclave that will house various embassies, will further boost the investor activity driving the prices further up in the residential asset class in this region.

Sohna Road, Gurgaon

Sahel Pramendra, managing director (Transaction Management Services) Jones Lang LaSalle India, explained: "Compared to the demand, there is more supply of both commercial and office spaces on Sohna Road.


Real estate analysts feel that with the quantum of supply and a stagnant demand, the developer needs to go the extra mile to offer things like rent free periods; create environment and lower maintenance to attract tenants/buyers.


Dr Sanjay Sharma of QuBREX added: "In terms of residential options, there is pretty high occupancy. However, neither are the malls nor office spaces doing well there. No premium brand has settled there in terms of retail space.


Even the vacancy in terms of office space is mind-boggling as a trip in the evening will show. Further, the Metro has not yet reached Sohna Road to be able to attract a lot of office-goers."


Also, since there is huge space (almost two million sq-feet) it is hard to imagine the prices or rents going sky-high, especially as there are many other options available in Gurgaon at alternative locations, that too at reasonable rates, felt experts.


Ramesh Menon, director portal of Delhi-masterplan.com, averred: "With Delhi throwing up almost 25,000 hectares of developable land in 2011, along with progressive policies, areas farther from Delhi wouldn't remain that attractive. With favourable land pricing, the Delhi opportunity is likely to eclipse parts of Gurgaon drastically."wlw
